To ensure a positive rental experience for all parties, we require applicants to meet the following criteria:

1. Income Requirement: Applicants must demonstrate a gross income of at least three times the monthly rental rate.
2. References: Good references from previous property managers or landlords are required for the past three years.
3. Eviction and Criminal History: Applicants must have no prior evictions or felony convictions.
4. Employment Stability:  A minimum of one year of employment in the same field is required. 
5. Proof of Income: Applicants must provide the most recent two months of pay stubs or other proof of income.
6. Credit Score: A minimum credit score of 620 is required.
7. Account Standing: At least 95% of accounts must be in good standing.
8. Rental History Verification: Documentation of previous rental agreements or leases may be requested.
9. Background Check: A comprehensive background check will be conducted on all applicants.
10. Personal Interview: A brief personal interview may be part of the application process.
11. Security Deposit: A security deposit may be required, with adjustments based on credit history.
12. Pet Policy: If applicable, references or proof of responsible pet ownership may be requested.
13. Disclosure of Financial Issues: Applicants must disclose any significant financial issues, such as bankruptcies, within the last five years.
14. Insurance Requirement: Tenants must obtain tenant insurance to cover damages and liability.
15. Occupant Limit: There will be a maximum number of occupants allowed in the rental unit which will comply with HUD Guidelines.
16. Regular Inspections: Tenants agree to regular property inspections to ensure upkeep and maintenance.
