Applicant Criteria Requirements

 

To ensure a positive rental experience for all parties, we require applicants to meet the following criteria:

  1. Income Requirement: Applicants must demonstrate a gross income of at least three times the monthly rental rate.
  2.  Co-Signer/Guarantor Requirement: If applicable, a co-signer/guarantor must have a gross income of at least five times the monthly rental rate. 
  3. References: Good references from previous property managers or landlords are required for the past three years.
  4. Eviction and Criminal History: Applicants must have no prior evictions or felony convictions.
  5. Employment Stability:  A minimum of one year of employment in the same field is required. 
  6. Proof of Income: Applicants must provide the most recent two months of pay stubs or other proof of income.
  7. Credit Score: A minimum credit score of 620 is required.
  8. Account Standing: At least 95% of accounts must be in good standing.
  9. Rental History Verification: Documentation of previous rental agreements or leases may be requested.
  10. Background Check: A comprehensive background check will be conducted on all applicants.
  11. Personal Interview: A brief personal interview may be part of the application process.
  12. Security Deposit: A security deposit may be required, with adjustments based on credit history.
  13. Pet Policy:  If applicable, all pets must be at least 1 year old, vaccinated, and spayed/neutered. Aggressive breeds are not permitted. References or proof of responsible pet ownership may be requested.
  14. Disclosure of Financial Issues: Applicants must disclose any significant financial issues, such as bankruptcies, within the last five years.
  15. Insurance Requirement: Tenants must obtain tenant insurance to cover damages and liability.
  16. Occupant Limit: There will be a maximum number of occupants allowed in the rental unit which will comply with HUD Guidelines.
  17. Regular Inspections: Tenants agree to regular property inspections to ensure upkeep and maintenance.
